This year, I have the honor and pleasure of participating in MDA's Telethon Executive Lock-up 2007 to help "Jerry's Kids®". To reach my goal I need your help!

I'd like to include you or your company on my list of contributors who are helping me reach my goal. Your donation would help MDA continue the important fight against muscular dystrophy. Check out my web page by clicking on the link above. There you'll find all kinds of information about MDA, and be able to make your tax-deductible donation on-line using your credit card.

MDA serves people in our community with neuromuscular disease by providing clinics, support groups, assistance with the purchase and repair of wheelchairs, braces and communication devices, and summer camp for kids. I sincerely hope that you'll take the opportunity to support MDA. If you have any questions, please don't hesitate to call or e-mail me.

On behalf of the families MDA serves, thank you!

Patrick (committee chairperson) for the 2006 NABOR/WCR Trade Expo and his FANTASTIC committee pose before the event starts in Sept. 2006. The event brought over 1000 Realtors and over 100 business together.

The event also allowed over a dozen non-profit charity organizations like habitat for humanity, SPCA, The Ronald McDonald House, Shelter for Abused Women and Children, Boy and Girls Club of Collier County and many more to come showcase and spur interest within the Realtor community and raise money also.

The event was HUGE success and the community of Naples saw how much Realtors care about the community and gave each of us another chance to “Give back’………..

Enjoying a great conversation w/ my friend Bill Barnett the Long standing Mayor of Naples

In wake of the devastation from Hurricane Katrina and Wilma in 2005, I donated a portion of ALL my commissions from all real estate transactions in 2004-2005 to the Red Cross and Salvation Army to help the victims in Florida, Louisiana, Alabama and Misissippi.

In 2006, I donated a portion of all my commissions to benefit Habitat for Humanity(which recently announced they have completed 2 homes this year for 2 needy families) and the Sunshine Kids (helps children w/ terminal cancer enjoy life to the fullest).

IN 2007, I have have and will continue to donate a portion of all earned commissions to benefit the Education Foundation of Collier County 'Take Stock in Children' program AND the Conservancy of Collier County. Both of these organizations need your help. Please contact me today to find out how you can join me and help make a difference.

Thank you and God Bless!

Patrick is a proud resident of Naples for many years and loves calling this tropical paradise home. Real estate is his passion and he is often heard saying, “I love real estate and the process of helping people find the home of their dreams!” But even more than that, Patrick loves to "Give Back" to worthwhile causes locally here in Naples each year.

Due to the horrific events brought on by Hurricane Katrina and Wilma, Patrick donated a portion of all his earned commissions in 2005 to the Red Cross to go directly to the victims in Florida, Louisiana, Alabama and Mississippi. (Please visit www.redcross.org to see how you can help). He also donated to the Sunshine Kids(benefits children w/ terminal cancer) and to Habbitat for Hummanity(who built 2 homes for needy families in Collier County in 2006) Patrick also donates time and resources to Goodwill, The American Cancer Society, The Salvation Army and donates blood regulary.

Please contact me today to find out how you can join me in helping w/ all of these worthwhile causes. 239-877-4340.

Real Estate Tips
Cosmetic Improvements >Handle Needed Repairs Early

There is a standard chain of events that occurs when an offer comes in on a home. After a meeting of the minds, the buyer often brings in a home inspector who may find a few items that need to be repaired. The real estate agent gives the homeowner a list of the requested repairs. What comes next?

In most transactions, the seller will take care of the repairs. Many sellers wait until the week before the closing to call someone to do the work, because they want to be sure that they are going to make it to the closing table before they spend money on repair work. If you are responsible for making repairs to a home you are selling, make sure you have the work done well in advance of the closing date by licensed professionals who will stand behind their work. If the work is done at the last minute and is incomplete or unsatisfactory, it could cause complications at the closing. You should provide the buyers with all the receipts and the names of the persons to contact in case there is a problem with the repairs.

CATCH THE BUZZ WITH PATRICK DEARBORN Have you Caught the Buzz? You know what I mean. It’s the constant rumble of excitement and ruminations amongst those lucky enough to live in the paradise called Naples. It’s the hum that reverberates between those lucky Floridians of SWFLA who might say to each other: “Pinch me I can’t believe I live here in the greatest community in the entire country—maybe the entire world.” It’s how REALTOR® Patrick Dearborn of John R. Wood Realtors also feels about this community where he lives with his family and why he works so diligently to ensure it retains its charm and livability while sustaining its current growth. Patrick also believes so strongly about Naples and giving back to this community, that he wants everyone to “catch the buzz”.

But, those who know Patrick will tell you that the buzz isn’t just about the community, it’s about Patrick himself. While his own enthusiasm and dedication extends to his family, community, fellow REALTORS®, his team and clients, people in Naples are talking about Patrick Dearborn. And, so they should.

As a proud resident of Naples for many years, Patrick loves calling this tropical paradise home. Shortly after Patrick’s son Cooper was born, he and his wife Lisa decided to move from Maryland to Naples. They were looking for a lifestyle change. Patrick shares this, “We wanted to get away from the cold weather. We wanted to raise our son where he could be outside all the time. I was drawn to Real Estate here in SWFLA because of my love for this area. I’d always contemplated this industry and thought if you’re going to do it, do it here in ‘paradise’. So I incorporate my love of the area into every sale I do. When I get buyers from all over the country and world, I don’t only want to show them all the wonderful homes and investment deals here, I want to show them all the beautiful places we have and get to enjoy everyday like the beaches, Venetian Village, Waterside Shops, 5th Ave, Tin City, 3rd St, the Naples Pier, our spectacular daily sunsets, the new water park and so on.” Real estate is Patrick’s passion and he is often heard saying, “I love real estate and the process of helping people find the home/investment property of their dreams!”

Patrick’s professional background can be traced back to his service for our country where he served honorably in the US ARMY-82nd AIRBORNE Division. He was awarded the Army’s Good Conduct Medal and the US Army Achievement Award for superior service above and beyond the call of duty. He has taken the meaning of this award and applied it to his life and the way he conducts his business. “You’ve got to be proactive in this market. Business isn’t going to walk up to your door. We live in Paradise, but we need to reach out and let everyone know what a great place SWFLA is to invest or own a 2nd home. I see our market currently on an upward trend. With continuing low interest rates, and the economy continuing to show promise, we should be looking at a very busy 2007 Real Estate Market here in SWFLA!”

But Patrick doesn’t really want us talking so much about him, in fact he insists that he wouldn’t have the success he currently enjoys without the many mentors who helped him along the way and still play an important role in his career and his life. “I’m fortunate to have been associated with good real estate companies here and have had the privilege of working with many fantastic Realtors/Leaders! David Cole is the Broker for VIP Realty and to this day continues to be a mentor and friend. At NABOR, Arlene Carozza (2007 President Elect) and our past president Jo Carter were instrumental along with Jeri Cobb in getting me involved and very active in NABOR. Spencer Haynes (our 2007 President) has been a good friend and mentor along with Joe Ballarino (Realtor of the Year 2006), Jim Pillon (Former President) and many others have ALL been very supportive. I truly believe NABOR is one of if not the strongest board in Florida; I am proud and humble to be a part of it. More agents need to get involved and one of my goals in 2007 is to continue to reach out and get more of my fellow agents involved. We are all in this together—part of the ‘Buzz’ we enjoy here in SWFLA is because of the people just mentioned.”

When Patrick joined John R. Wood Realtors he found not only the top professional agents in SWFLA, he also found an extension to his family. “The company has longevity! They’ve the leader in sales and customer satisfaction of the finest properties in the area since 1958 when it was founded by John. Its growth has been phenomenal; growing from a single office to six strategically placed facilities. We are among the largest independently owned real estate firms in SWFLA. I was really impressed by Jeri Cobb, Spencer Haynes, Doreen Thomas and the rest of the excellent management team and Realtors. We are number #1 in average sales per agent in the ENTIRE country! This company consistently exceeds my expectations. All this talk in the press about a ‘bad’ year, well we had the 3rd BIGGEST year EVER!! It’s an incredible company so any agent who’s interested should give me a call.” Patrick has already helped bring-in several top agents. The company is spearheaded by Phil Wood (President) and Dottie Babcock (COO). ”Both of these folks have a stellar reputation in Naples and have both been helpful to me and my business!”

Working with some of the top agents in the market has also contributed to Patrick’s success. Agents, “ … like Robyn Pfister-Griffin, Bill Earls, Anna Delucca, and Shannon LeFevre. These professionals are leaders and visionaries. Along with Derek Carlson, Lisa Stevens, and Jackie Belcher , they are some of the best in this community.” Patrick’s dedication has helped him assist his clients transact on over $30 M of real estate since 2004! “I will ONLY continue to succeed in Real Estate because of the support around me. I have a great Office staff in Ann Neilons and Alex Medina. Nicole Vasquez is my listing coordinator, Marie Cavanaugh my closing coordinator—I couldn’t do this without them.” Because of his commitment to other agents in the area and his love of his profession, Patrick created and organizes “Catch The Buzz”. “Each month in Naples I put on a networking event for all Realtors and related industry professionals to get together and share stories, successes and failures and to have a shoulder to cry on and a hand to high five. The way I look at it we are in this together—all of us: the REALTORS® and the SWFLA community!” Patrick’s strong relationships with the two sponsors of this article have assisted him with his clients and exceeded clients’ expectations every time. Mike Zeto—VP for Drew Mortgage and Joey Mannarino—Tower City Title “not only stand above the rest and get the majority of my business, I trust them to handle my personal deals. EVERY agent reading this article should use them both on there next transaction; you will be glad you did!”

Patrick stays actively involved in the community as a proud member of the Naples Area Board of Realtors; currently serving as a Director for the Florida Association of Realtors, Graduating Member of the Prestigious Nabor Leadership Development Class 2005, Chairperson of the successful NABOR/WCR Trade Expo 2005 and 2006, VICE-Chair for the Professional Development Committee and member for the Realtor Political Action Committee. Patrick is also a member of the N.A.P.L.E.S Group (Naples Area Professional League of Executive Services), Naples Chamber of Commerce, Women’s Council of Realtors, National Association of Realtors and Young Professionals of Naples. Patrick also qualified for 'Presidents Club' and the ‘Gold Award’ at former companies for achievement in Real-Estate. He was awarded the ‘Superior Sales Award’ from the WCR for 2005 and is listed in ‘Who’s Who in Luxury Real-Estate’. Patrick just finishes 3rd overall in sales for 2006 for John R Wood Uptown office. Patrick donated a portion of all his earned commissions in 2005 to the Red Cross (and directly to the victims in Florida). He also donated to the Sunshine Kids and Habitat for Hummanity in 2006. Patrick donates time and resources to Goodwill, The American Cancer Society, The Salvation Army, and gives blood regularly. He has pledged to donate a portion of all earned commissions in 2007 to go to the Eductation Foundation of Collier County 'Take Stock in Children' program.

Patrick’s family is his greatest strength and they support him every day. “My wife Lisa, step daughter Melody and son Cooper are WHY I work hard and continue to find ways to grow-not only as a Realtor, but as a husband, father and human being. My mother and father raised me the right way and taught me to always “be humble and thankful for each day and for all the blessings I have. As I look at my family, I am truly blessed!” He and his family belong to St. Monica’s Episcopal Church which they enjoy attending regularly.

Patrick is a true professional in both his personal and professional life. “Success is looking at yourself in the mirror each day and liking what you see. Enjoying your family EVERYDAY, being thankful for all the blessings I have EVERYDAY and trying to be a better REALTOR®, husband and father, and human being each and everyday!”

Hopefully all of us can catch the ‘Patrick Dearborn Buzz and, as Patrick says, ”continue to appreciate what we have here in SWFLA..paradise!”
